Paramount Asphalt

Cape Coral Asphalt Contractors & Paving Company

If you’re looking for asphalt contractors in Cape Coral, FL who show up when they said they would and stand behind the work afterward, Paramount Asphalt & Sealcoating is a name you can build on. We handle asphalt paving, driveway and parking lot construction, sealcoating, crack sealing, and asphalt repair throughout Cape Coral and Lee County.

We run every phase in-house — our own crews, our own equipment — on residential driveways, commercial parking lots, and HOA and community roadways. Licensed, insured, and familiar with how Cape Coral permitting and right-of-way requirements actually work in practice.

Asphalt Services in Cape Coral, FL

We cover the full life of an asphalt surface, from the first pour to the maintenance cycle that keeps it out of reconstruction. Most Cape Coral properties need two or three of the following, and it’s usually cheaper to schedule them together than to bring a crew back twice.

Asphalt Paving in Cape Coral

Asphalt is the most cost-effective durable surface available for Southwest Florida driveways, lots and private roads. We pave with high-quality Hot Mix Asphalt (HMA), specified at the right depth for the traffic the surface will actually carry — a residential driveway and a delivery-truck yard are not the same build.

Every paving job runs the same sequence: base grading and compaction so the surface stays stable and water moves off it, HMA laid at spec depth, then finishing and rolling for longevity and traction. Get the base wrong and the best asphalt in Florida still fails early, which is why we spend disproportionate time on the part nobody sees.

Driveway Paving Cape Coral

Cape Coral has more single-family driveways per square mile than almost anywhere in Lee County, and most of them are long, straight, and fully exposed to the sun. We pave new driveways, replace failed ones, and widen existing drives for households that outgrew a single-car apron.

We’ll tell you upfront whether your driveway needs full replacement or whether an overlay will genuinely serve you. If the base is sound, an overlay costs a fraction and takes a day. If it isn’t, an overlay is money you’ll spend twice.

3

Parking Lot Paving & Commercial Asphalt

We pave and maintain commercial parking lots across Cape Coral — retail centers, medical offices, churches, self-storage, restaurants along Del Prado and Pine Island Road, and HOA community lots and entry drives.

Commercial work gets phased around your hours. Sections, evenings, or weekends, so a business that can’t close doesn’t have to. Before we quote, we assess drainage, because a lot that ponds after a summer storm will fail years early no matter what’s on top of it. Correcting bird baths and re-establishing slope is part of our paving scope, not a change order raised halfway through.

Full commercial capability includes paving, sealcoating, striping and ADA layout, signage, car stops, and concrete work at aprons and dumpster pads.

New With Layer (1)

Sealcoating

Sealcoating is the highest-return maintenance item on any asphalt surface. It’s a liquid barrier against oxidation, water penetration, UV damage, and the oil and fuel drips that soften asphalt binder from the surface down. Left unsealed, Cape Coral asphalt grays out, turns brittle, and starts raveling far sooner than owners expect.

We fill cracks first, with a rubberized material that flexes with the pavement instead of splitting alongside it. Sealer applied over open cracks is wasted — water still gets in, just under a fresh black surface. Plan on resealing every two to three years here; year-round UV and the summer rainy season push Southwest Florida toward the shorter end of that range.

3

Asphalt Repair & Crack Sealing

Most pavement failures are cheap early and expensive late. Water is the mechanism: it enters through a crack, saturates the base, and the base is what carries the load. Once the base goes, you’re no longer buying a repair.

We handle crack sealing, pothole and surface patching, and full-depth patching where the base itself has failed — saw-cut, remove down to sound material, rebuild and compact. Surface-patching a base failure is the most common shortcut in this trade and it reopens within a season. If yours needs cutting out properly, we’ll say so and cut it out properly.

What Cape Coral Ground Does to Asphalt

Cape Coral is not a typical paving market, and the difference is underneath the surface rather than on it. The city is built on sandy soil threaded with more than 400 miles of canals, and the water table sits high — higher still through the summer rainy season, and higher again on the canal-front lots that make up so much of the city.

That matters because asphalt doesn’t carry load on its own. The compacted base beneath it does, and a base that stays saturated loses strength. It’s why two identical driveways, paved the same week with the same material, can perform completely differently four years later depending on how each one drains.

So we start below the surface. We look at where water goes when it leaves your property, whether the base has enough elevation above the seasonal water table, and whether the existing slope actually moves water off the surface or just relocates it to a low corner. Then we build the base to suit what we found.

It’s a slower conversation than quoting square footage over the phone. It’s also the difference between pavement that lasts fifteen years and pavement that needs full-depth patching in five.

Why Cape Coral Property Owners Choose Paramount

Everything in-house. Our own crews and our own equipment on every phase. No subcontractor coordination, and no schedule slipping because somebody else’s crew got pulled to another site.

Licensed and insured. Full documentation available before work begins, on residential and commercial jobs alike. Ask for it — and ask every contractor you’re considering for it.

Local, and it shows in the details. We work Cape Coral weekly. We know which corridors need work phased around traffic, how permitting and right-of-way requirements run here, and what the summer rainy season does to a job schedule.

Straight assessments. If your lot needs an overlay, we quote an overlay. If it needs full-depth repair, we tell you that instead and show you why. We’d rather lose the job than sell a repair that reopens in eight months.

Transparent quotes. Written, itemized, and priced before work starts — not a verbal range that grows once the crew is on site.

One contractor across Southwest Florida. Managing properties in Cape Coral, Fort Myers and Naples? Same crew, same specification, same pricing across all of them.

Cape Coral Neighborhoods We Serve

We work throughout Cape Coral, including Pelican, Burnt Store, Hancock, Trafalgar, Mariner, Cape Harbour, Caloosahatchee, and both Southwest and Southeast Cape Coral — plus the Del Prado, Santa Barbara and Pine Island Road commercial corridors.

If you manage properties in more than one of these markets, you can run them all through one contractor.

Cape Coral Asphalt FAQs

How much does asphalt paving cost in Cape Coral?

Driveways and parking lots are quoted per square foot, and the rate depends on the depth required for the traffic load, the condition of the existing base, and whether any drainage correction or removal is needed first. Larger areas price better per foot. We give a written, itemized quote after walking the property — a number over the phone without seeing the site is a guess, and usually a low one that gets revised later.

How long does an asphalt driveway last in Cape Coral?

A properly built asphalt driveway that gets sealcoated on schedule should give you 15 to 20 years here. The variables that move that number most are base preparation and drainage, not the asphalt itself. A driveway that sheds water and gets resealed every two to three years will outlast an identical one that ponds and never gets maintained — often by a decade.

Do I need a permit to pave a driveway in Cape Coral?

Work in the city right-of-way, driveway aprons, and new or widened driveway connections generally require permitting through the City of Cape Coral, while resurfacing an existing private driveway within your property often does not. Requirements change, so we confirm what your specific job needs before we start and handle the paperwork as part of the project.

Should I repair or replace my parking lot?

If the surface is worn but the base underneath is sound, repair and overlay is far cheaper and faster. If the base has failed — widespread alligator cracking, potholes reopening in the same spots, water standing after every storm — patching only buys time. We assess the base, not just the surface, before recommending either.

How soon can I drive on new asphalt?

Typically 24 to 72 hours for passenger vehicles, longer in peak summer heat because fresh asphalt cures more slowly when it can’t shed temperature overnight. Keep heavy vehicles, trailers and sharp-turning traffic off it longer, and avoid parking in the same spot for the first few weeks while the surface hardens.

Do you work with HOAs and property managers?

Yes. We handle community roadways, entry drives, amenity and clubhouse lots, and multi-property maintenance schedules throughout Cape Coral and Lee County. If you’re preparing a board proposal, we can provide scoped options at different price points rather than a single number.
